The Fine Print
An OTP serves to protect the parties involved in the sale transaction and ensure that nothing is left to interpretation.
Sellers are contractually required to have all their compliance certificates in order for the property transfer process to go ahead. (Note: required certificates may vary depending on the home and municipal by-laws.)
We’ll ensure that the sale proceeds as smoothly as possible, and that includes following up on any conditions, instructing the attorneys and liasing, helping you where possible.

Congratulations!
The transfer process is finalised, and as soon as the necessary documentation is registered, your sale is officially complete!
Once registration is confirmed, physical handover happens.

The process typically takes about 12-16 weeks from listing to final transfer. This includes 4-8 weeks of marketing and viewings, plus 8-16 weeks for the transfer process after accepting an offer.
Correct pricing from day one. Properties priced at fair market value typically sell within 8-12 weeks and achieve 98% of the asking price. Overpriced properties can take 6+ months and ultimately sell for less.
You receive your proceeds (Sale Price Minus All costs & Bond Settlement) within 24-48 hours after registration day. This is paid out by the transferring attorney.
If you are selling your primary residence – the first R2 million in profit is tax-free. Most sellers owe no capital gains tax. However, if your profit exceeds R2 million or you’re selling an investment property, capital gains tax applies.
